From 14th December 2007 Home Information Packs have become a mandatory requirement on residential properties for sale. HIPs were introduced by the government to help speed up the home buying/selling process by revealing to prospective buyers any snags which may later delay or stop the sale.

Our HIPs contain the following compulsory parts:

  1. Index
    Contents of the pack
  2. EPC
    Shows the houses energy efficiency and CO2 emissons and suggests recommendations to improve both. This shows how much the house should costs to heat by looking at structures, insulation, boiler, double glazing etc..
  3. Sale Statement
    Explains the type of property, how it is being sold and who is selling it.
  4. Copy of Title and Plan
    Declares the land being sold and who owns it. If the property is not registered with Land Registry further documents will be required.
  5. Searches
    Explain what has happened to the property in the past and what is likely to happen to it in the future.
  6. Water and Drainage
    States which utility companies will be supplying the house with water and drainage and gives relevant additional information.
Leasehold properties will also require a copy of the lease. If your home is unregistered further documents will be required. To see if your house is registered please use http://www.landregisteronline.gov.uk
